What Crawl Space Humidity Level Is Safe?

The thresholds that matter

Around 70% RH is where mold growth becomes viable on wood. It is a threshold, not a cliff — sustained exposure matters more than a brief spike.

Around 20% wood moisture content is the parallel figure for the structure itself. Below that, wood is stable; above it, rot and mold have what they need.

Below 60% RH is the target because it leaves room for the daily and seasonal swing without crossing 70. A space that averages 68% is failing half the time.

Measuring it properly

A cheap hygrometer left in the crawl space for a fortnight will tell you more than any single reading, because crawl space humidity swings with the weather outside. One reading on a dry afternoon proves nothing.

For reference, the North Carolina field study measured wall-vented crawl spaces above 80% through spring and summer against closed designs below 65% — which is the gap between a space that grows mold and one that does not.
