704 Crawl Space Pros is a Charlotte-based crawl space encapsulation and moisture control company serving Charlotte and the surrounding metro — Concord, Gastonia, Huntersville, Matthews, and the communities across Mecklenburg, Cabarrus, Gaston, and Union counties. What sets us apart: the order of work

Most failed crawl space jobs fail for the same reason — they treat the symptom and skip the source. Plastic gets laid over a floor that still floods; a dehumidifier gets dropped into a space with the vents wide open; mold gets wiped off wood that's still soaking wet. All of it grows back, because nothing about the moisture changed.

We work in the order that actually lasts: find where the water is coming from first, solve that — drainage and a sump pump if the space takes on water, mold removal and wood treatment if there's growth — and only then seal and condition the space with a reinforced vapor barrier, sealed vents, and a sized dehumidifier. That sequence is the whole difference between a crawl space that stays dry and one that's wet again in a year.

Our process

  1. Free on-site inspection. We go under the house, measure the wood's moisture content, check the grade and any standing water, and look for mold — then put a written, itemized scope in your hand.
  2. Solve the water source. Drainage and a sump pump where the space takes on water; mold removal and wood treatment where there's growth. This comes before the barrier.
  3. Seal the ground. A reinforced 12–20 mil vapor barrier across the floor and up the walls and piers, seams sealed.
  4. Close and condition. Foundation vents sealed, and a dehumidifier sized to the space installed with a pump and drain line.
  5. Walk it with you. We show you the finished crawl space and confirm it's dry, sealed, and draining correctly.

We tell you what your crawl space actually needs

Not every crawl space needs the full system. A dry space might need only a sealed barrier; a space with no water problem doesn't need a sump pump. Part of the inspection is telling you honestly which situation you're in — we'd rather quote you the right scope than the biggest one. If a vapor barrier alone covers it, that's what we'll recommend.

Verifying a North Carolina crawl space contractor

North Carolina requires a general contractor license only for projects over $30,000 — above what a typical crawl space encapsulation runs — and closed crawl space conversions generally require a permit for the vent sealing. Whoever you hire, you can and should verify their licensing at the NC Licensing Board for General Contractors, ask for proof of insurance, and confirm the permits the job calls for are being pulled. We quote permits as a line item and welcome the verification.
